We measure our social and environmental impact based upon a comprehensive evaluation framework. We assess interconnected factors across multiple levels, analyzing both qualitative and quantitative data.

By employing key performance indicators (KPIs) and robust metrics, we gauge the ripple effects of initiatives on diverse stakeholders and ecosystems. This approach emphasizes not only immediate outcomes but also long-term sustainability, fostering a holistic understanding of the broader impact landscape.

Things we measure include our social, economic, and cultural impact on people, communities, and green building. KPIs we track include the number of affordable studios created; number of tenants;  percent of affordable workspace, student programs and open studio learning days; clean energy outputs and environmental cleanup; and more.

Below are just a few examples of our impact measures and the results from a recent 2024 Tenant survey. You can learn more about our impact in our annual report.

Social

To ensure we serve diverse constituents who need affordable creative space, we measure the percentage of race, gender, ethnicity, age, veterans, immigrants, and others.

We work to support the growth and development of the arts community, we measure the percentage of tenants that have realized a positive change to their activity, benefit from being part of a community, and are satisfied with the space we provide.

To best manage our impact on local communities, we measure the level of engagement between artists renting our spaces and the local community through events, workshops, classes, or exhibitions.

To understand our economic impact, we measure if the benefit of having steady affordable workspaces results in additional revenues for artists. We measure the average percent of revenue increase after renting one of our workspaces, average annual revenues, and other indicators.

While preserving and developing spaces, we are rehabilitating historic buildings, often abandoned, and revitalizing communities and cities. Throughout this work, we look at ways to reduce our carbon footprint by measuring our energy efficiency. We have started measuring several impact areas and plan to further develop these measures in synch with our investments:

  • We measure energy consumption per square foot compared to non-Green buildings.
  • We track the percentage of energy supplied from solar panels installed at our buildings.
  • The need for EV chargers and the amount we install per building is also tracked.

Economic

To understand our economic impact, we measure if the benefit of having steady affordable work space results in additional revenues for artists as well as the economic impact on the surrounding community. An important part of our work includes revitalizing communities and cities.
